Leasing & Costs
What lease terms do you offer?+
Twelve months is our minimum term, and we are happy to write longer leases. We are looking for residents who want to settle in — that is a large part of why the building stays as quiet and well-kept as it does. Reach out for current availability and start dates.
What is the security deposit?+
Between one and two months' rent, determined by credit and application review.
What do residents pay for?+
Electric, water, and internet, plus cable or streaming if you want it. Sewer and trash removal are covered by us. Rent and all charges are handled through your online resident portal.
Is renter's insurance required?+

Yes — $300,000 in personal liability and $5,000 in water damage coverage, in place before move-in.

You can buy a pre-approved policy directly inside the resident portal in a few minutes, with the building already listed correctly, or bring your own carrier if you prefer. Most residents use the portal because it is simply faster.

Are there fees I should know about up front?+

We would rather tell you now than surprise you later. A professional cleaning happens between every tenancy, and that charge is capped at $250 unless the apartment is left in extraordinary condition. Leaving it clean keeps it at the low end or nothing at all.

Beyond rent, utilities, and optional parking, there are no recurring amenity or administrative fees.

The Apartment
What's included in every residence?+

Real hardwood floors, solid wood doors, real wood blinds, ceiling fans, and central air conditioning and heat.

Kitchens have natural granite countertops, a tile backsplash, and a full stainless-steel appliance package — refrigerator, range, dishwasher, built-in microwave, and garbage disposal. Bathroom vanities are natural granite as well.

Window treatments are installed and maintained by the building, so there is nothing to buy or hang on day one. Units 03 and 05 feature original exposed brick, and select residences include an in-unit washer and dryer.

What internet is available?+

Fiber-optic internet is available throughout the building through Loop Internet, on month-to-month plans with no contract. That matters if you work from home, and it is not something every historic building downtown can offer.

If you would rather bundle internet with television and phone, Service Electric is also available. We will hand you the setup details when you sign.

How are maintenance and repairs handled?+

Through your online resident portal, any hour. Attach a photo, describe the issue, and it is logged with a written record of every request and reply.

Some of it we simply take care of: burnt-out lightbulbs are replaced at no charge, and HVAC filter changes and routine servicing are handled by us on a schedule, not left to you to remember.

How do I set up utilities?+
Electric is PPL Electric Utilities and water is Pennsylvania American Water — both can be started online in a few minutes. We send you the exact account details and the address to use when you sign. Sewer and trash are ours to cover.
Living Here
How quiet is the building, really?+

Quieter than you are expecting, and it is enforced rather than hoped for. Quiet hours run 9:00 p.m. to 8:00 a.m. daily, and the lease sets an actual measurable standard at shared walls rather than leaving "too loud" to argument.

Ordinary living noise — footsteps, doors, conversation, appliances — is expected and fine. What is not permitted is amplified music, parties, and anything a neighbor can clearly hear through a closed door. Combined with no pets and solid original construction between units, it makes a real difference.

Is the building smoke-free?+

Completely — smoke-free and vape-free for residents and guests alike, inside apartments, common areas, the parking area, and within twenty-five feet of the building. That covers cigarettes, cigars, cannabis, and e-cigarettes.

Each apartment has an air-quality sensor that alerts management to smoke or vape aerosol. To be clear about what it is: it is not a camera and it does not record audio. It monitors air quality only. It is the reason the building genuinely smells clean, including the hallways.

Is the building pet-friendly?+
264 Residences is a pet-free, smoke- and vape-free building — part of what keeps it exceptionally quiet, clean, and well-maintained. Service animals are accommodated with documentation.
How secure is the building?+

Entry is controlled and keyless, with closed-circuit video monitoring of interior and exterior common areas around the clock and signage posted. Every residence has its own alarm and intercom.

No cameras are installed inside any apartment, and you are welcome to add interior-facing cameras of your own.

Is parking available?+
Yes — an off-street lot on the property adjacent to the building, at $50 per month and subject to availability. Additional spaces can be added if you need more than one. Let us know when you inquire.
Do you help with moving in?+

We do, and this is worth knowing before you compare us to anywhere else. We provide a scheduled move service with our own boom lift, at no charge to residents who book ahead.

It lifts your belongings straight to your floor instead of up a historic stairwell. Easier on your furniture, your back, and the building. Just schedule it through the portal at least seven days ahead. If you would rather hire your own movers you are welcome to — we only ask that they send us their certificate of insurance first.

Can I charge an e-bike, e-scooter, or electric vehicle?+

No — not in the apartments, the hallways, or the parking lot. Lithium-ion batteries in ride-on devices are a serious fire risk in a historic building, and our insurance treats them accordingly. It is one of the few rules here with no exceptions, and we would rather you know before you apply.

Everyday devices are of course fine: phones, laptops, tablets, medical devices such as CPAP machines, cordless tools, and anything similar charged inside your apartment.

How do I pay rent?+
Everything runs through your online resident portal — pay rent, submit maintenance requests, upload your insurance, schedule a move, and message management from any device. Rent is due on the first of the month.
